            *Properties that are undervalued because of age or physical condition

            *Properties priced below replacement cost or at a substantial discount

            *Distressed or non-performing properties

            *Properties that owners are unwilling to invest additional maintenance capital

Geographical Location: 

            Our primary area of interest is the 28-County Atlanta-Metropolitan Statistical Area. Notwithstanding, we will consider any location in the United States which is economically feasible; where there is a market population of 100 thousand or more; and where there is adequate and specialized human management skills and resources.
